Buying and owning a property is one of the largest financial investments you are likely to ever make. Although the property market ebbs and flows, its important to always put some effort into maintaining – or growing – the value of your property.
Property experts Ben Kingsley and Bryce Holdaway are the authors of Money Simple Again, and have some excellent suggestions for increasing the value of your home by making simple changes.
Upgrade the flooring
“There are many ways to improve your flooring, from sanding and staining to covering with carpet or adding floating floorboards. An upgrade can quickly change a house from feeling outdated and tired to modern and fresh, and a lot of times can make an instant impact to your property’s value.”
Add new coat of paint
“Painting is the easiest and most cost-effective way to increase the value of property. It makes the place look clean, bright, fresh and ready to get the best valuation possible. Just make sure you stick with white or neutral colours, no personality in the paint, please!”
Improve the street appeal
“There’s only one chance to make a first impression, so a coat of paint, some basic landscaping as well as considering a feature door (It’ll add personality) go a long way to making your property stand out and increasing its value. Make sure to highlight any architectural features, too - as they are what homeowners will pay a premium for if highlighted well.”
Add clever storage solutions
“Take advantage of every opportunity to add storage to your home (as you can never have enough!) as it will result in a more spacious and organised home. Consider adding built in wardrobes, cabinets to hallways and look for opportunities to add wall shelving. Attic spaces are very popular, for both storage and as a spare sleeping area which will increase the value of your home.”
